Every calculator on this site produces estimates for educational purposes. They are not financial, investment, tax, or legal advice; not a loan offer, quote, or pre-approval; and not a prediction of what any institution will actually charge or pay you.
What the models assume
Each calculator states its assumptions directly on the page (fixed rates, standard amortization, constant returns, and so on). Real products differ: rates change, fees vary by lender and state, taxes depend on your situation, and markets do not deliver constant returns. The gap between a model and your reality can be significant — that’s why the assumptions are printed next to every result.
Verified math, honest limits
Our editorial standard: every calculator is verified against standard closed-form financial formulas before publication (see how we work). That protects you from calculation errors — it cannot protect you from a decision made on inputs that don’t match your real situation. For significant decisions, verify with the institution involved and consult a qualified professional who can see your full picture.
